‘Reston Heights’ on deck11/07/2007 : Reston Times‘Reston Heights’ on deck The Reston Planning and Zoning Committee gave a favorable recommendation Monday to the proposed “Reston Heights” development, which includes about 500 apartments as well as new office and retail space. The committee voted 9-2 with one abstention in favor of sending the site plan, proposed by JBG Retail, to the Fairfax County Planning Commission with support. The proposed development is on the west side of Sunrise Valley Drive and the east side of Reston Parkway. The Sheraton Reston hotel is directly to the north of the property, and Popeye’s and the Exxon gas station are to its south. The property is nearly 10 acres, 30 percent of which will be open space. The existing buildings on the site, which include a 7-Eleven, Wachovia Bank, and Chili’s and a retail building with 14,000 square feet, will be demolished for the development, which will include retail, commercial and high-density residential space. The Reston International Center, which lies on the property, will remain. The proposal would put a maximum of 498 apartments, about 428,000 square feet of office space (including the existing International Center) and 145,000 square feet of retail space on the site. The development would also have more than 2,800 parking spaces. Several P&Z committee members were hesitant to approve the plan before a traffic study was completed, but the county does not require one before the site plan is approved. The side plan includes requests the P&Z committee made at previous meetings, including a commitment to allocate 12 percent of residential units built at the site for affordable housing and a $214,900 contribution for Reston Parkway improvements. |
